Sleepless in Steilacoom

Overview

Built in 1973, this gigantic 2,392 sqft home would not need any structural changes. The goal of this renovation was to update features of the home i.e. kitchen, paint, flooring and then repurpose two of the rooms.

The exterior of the house was in great shape!

 

 

See! Not so bad. Imagine a this room cleaned up with a fresh coat of paint and new hardwood flooring

 

 

Kitchen layout isn’t terrible, but would look great with new cabinets and a wall opened up into the living room.

 

 

The living room is taking shape with a fresh coat of paint and hardwood going in. Just needs some clean-up.

 

 

The layout of the kitchen was kept, but additional cabinets were added for extra storage space.

 

 

One of my favorite living room remodels. This room gets tons of natural light from the front window and dining room french doors.

 

 

Nothing pops quite like white kitchen cabinets and stainless steel appliances. However, if you think another combination would look better let me know and maybe we’ll use it on the next one.

Overview

 

Buying an investment property without seeing the inside is DAUNTING. I would highly recommend against it in almost every case. You never know what you are going to walk into. Here’s why…

 

 

Here’s a before photo of the front of the house. The property was purchased at foreclosure auction and was identified as derelict by the City of Tacoma. As a result, all accesses to the home were boarded up.

 

 

The house was full of a previous “tenant’s” belongings, likely a squatter who was removed prior to the board up.

 

 

The kitchen was mostly destroyed. All of the appliances were disconnected and non-functioning. Tons of food was left behind which resulted in strong odors and rodents.

 

 

After removing the plywood covering the garage, here’s what we were greeted with.

 

 

Here’s one of the bedrooms. You can still see the plywood covering the back window.

Day 2

Almost all of the debris and furniture has been removed. Now we can assess what needs to be done.

A portion of the wall between the dining room and kitchen was removed to open up the room.

 

 

Most of the exterior remained the same throughout the process. A new roof and garage door were necessary replacements.

 

 

The living room with fresh paint, new trim, and new flooring.

 

 

Here’s the completed kitchen remodel with peninsula and seating area where the wall used to be.

Sold for: $307,500

 

 

Bonus Story

It’s a secret hope of every real estate investor that there’s something of value in the home being renovated. Odds are there isn’t, but in this case there was.

Lakewood Renovation

Overview

Constructed in 1950 and operating as a rental property for the previous 10+ years this rambler was in need of an overhaul. Much of the original layout of the home remained the same through-out the remodel process. The 3 bedrooms and full bathroom were located down a hallway on the left side of the home and the living room and kitchen areas were located in the middle of the house and connected to the garage/bonus room. The plan for this remodel was to add an open concept feel to the kitchen and living room area and convert the garage/bonus room area into a master suite while updating the homes features.

The kitchen is a galley style with entrances from both the dining room and living room area. As a result, it’s very closed off from the rest of the house and something that will need to be changed.

 

 

At one point or another the garage was converted into a bonus room, but the garage door was left intact.

 

 

The new look of the home from the outside has begun to take shape. The front door has been moved to the right for entry directly into the living room, windows are being replaced, the garage door has been removed and a new roof has been installed.

 

 

With the kitchen and living room area down to studs you can see what will eventually become an open concept living space.

Overview

This is the story of a once long term rental property in Lakewood that had great renovation potential. Originally constructed in 1955 as a 3 bedroom, 1 bathroom rambler; an additional bedroom was added at some point in time. All of this packed into a near 1300 sqft rambler resting on a huge 1/4+ acre lot.

 

Day 1 Exterior. Brick at the face and shake siding around the rest of the house.

 

 

Flooring throughout the house consisted of carpet and vinyl. Neither were in terrible condition, but we needed to fulfill our dreams of expansive hardwoods and an open concept.

 

 

This closed off kitchen area with two entrances from the living room is a great opportunity to open up the room completely.

 

 

No more pink/salmon colored exterior! The white brick and red door really pop and provide some great curb appeal.

Follow along with a Tacoma local & real estate investor as he breathes new life into someone’s future dream home in the McKinley area of East Tacoma. Originally constructed in 1905; this 3 bedroom, 1 bathroom has seen its share of updates over the last 100+ years. Peel through the layers of paint and wallpaper to find rooms completely encased in shiplap and the various styles of vinyl flooring (also layered) tell a story of the home’s history.

 

Day 1. Tons of potential here! One bedroom and a full bathroom downstairs and two bedrooms upstairs. Current outlook is the addition of a bathroom upstairs utilizing an unfinished area of the home.

 

 

Tons of shiplap! This house was built to withstand a serious storm.

 

 

Here’s the wall between the living room and kitchen opened up. It will eventually be removed completely.

Drywall has been hung and mudding and taping have begun. Soon to come… texturing and interior paint!

 

 

Enough of the upstairs updates – lets head back to the kitchen where the wall between the living room and kitchen has been removed. Wires dangling from the ceiling will eventually power recessed led light fixtures.

 

 

New drywall hung throughout the downstairs areas and more preparation for texturing and painting.

Some updates have been made to the front of the home. There’s a new front patio cover styled to match the roofline of the home and all repairs to the vinyl siding are complete.

 

 

Wall texturing is complete! Next step is interior paint and once that’s complete, flooring.
